General Appraisal Questions
What sort of real estate appraisals do you do?
We conduct accurate, objective, and timely residential real estate appraisals for single family homes, condominiums, and two-to-four family properties. We also conduct appraisals of vacant land.
What areas in Massachusetts do you cover?
Although we are experts in valuing residential real estate in our hometown of Newton, MA, we are fully qualified and experienced in conducting property appraisals throughout the Massachusetts counties of Middlesex, Suffolk, and Norfolk.
What qualifications should I look for in a real estate appraiser?
Choose a real estate appraiser who is experienced, knowledgeable, and has the proper certifications. Not only do we hold a Massachusetts Certified Residential Real Estate Appraiser license, but we have over 34 years of experience appraising homes in the greater Boston and MetroWest areas, as well as throughout the Commonwealth.
How do I prepare for an appraisal?
It is very important to always take care of the appearance and condition of a home and all its systems. This goes for both the interior and exterior of your home. Annual maintenance is key. However, before you schedule an appraisal, clean up, touch up, and repair. Make sure that all systems work. Although an appraiser will offer you a fair and objective estimate of your home’s market value, it does help to conduct basic maintenance to increase the appeal to potential buyers.
How long will the inspection take? Do I need to be there?
Generally, a real estate appraisal inspection takes about 30-60 minutes. Because we need to inspect both the interior and exterior features of a home, we will need someone there to let us into the property to do our job.
When you complete an appraisal, will I get a copy of it?
Yes. If you order a private appraisal directly from us, we will provide you with a comprehensive appraisal of your home.
